Emaar Properties has revealed plans for what could become one of the largest master-planned communities in Dubai’s history, with a development value of AED 200 billion and capacity for nearly 150,000 residents.
While the company has yet to announce the project’s name, Emaar says the upcoming development will span more than 4.5 million square metres and be designed as a fully integrated, self-sustaining urban district in the heart of Dubai.
According to the developer, the masterplan will combine residential towers, luxury villas and mansions, Grade-A office space, retail destinations, hospitality offerings and cultural amenities within a single community. Emaar describes the project as a “city within a city”, designed around walkability, connectivity and long-term liveability.
The development is expected to feature five distinct zones, including a business hub, urban district, family-focused neighbourhoods and an exclusive villa enclave. Residents will have access to schools, healthcare facilities, mosques, retail outlets and leisure amenities within walking distance, in line with the principles of the 20-minute city.
Nature and wellness are also central to the vision. Plans include expansive parks, community lagoons, lakes, landscaped gardens, cycling paths and a large district park featuring sports facilities, event spaces and outdoor recreation areas.
Emaar says the community will incorporate advanced smart-city infrastructure, including proposed metro connectivity, EV-friendly mobility networks, intelligent building systems and app-enabled community services.
“Our greatest cities are not built, they are dreamed,” said Mohamed Alabbar. “What we are about to reveal is our most extraordinary dream yet.”
The company says a full unveiling of the landmark development will take place soon, with further details expected in the coming weeks.
